Akritee Aggarwal

Akritee Aggarwal is an associate in Nixon Peabody’s Community Development Finance group and works with clients to leverage tax credit financing for affordable housing and community development projects.

What do you focus on?

I represent investors and syndicators in structuring complex real estate and affordable housing transactions that qualify for tax credits, involving multiple layers of public and private financing, including FHA-insured loans, tax-exempt bonds, nonprofit and government grants, and federal and state rental subsidies. I conduct the necessary due diligence and draft the equity documents to safeguard our clients’ interests efficiently and effectively.

My prior experience includes representing developers on a broad range of affordable housing and community development transactions. I also worked at the D.C. Housing Authority where I gained substantial experience with various real estate matters, including closing low-income housing tax credit (LIHTC) projects converting under the Rental Assistance Demonstration program and/or receiving other rental subsidies.

What do you see on the horizon?

In light of legislation fixing a 4% credit floor for LIHTC projects financed with tax-exempt bonds and a growing need for affordable housing, I anticipate an increase in affordable housing projects. I look forward to helping clients navigate their closings and invest in communities nationwide.
