Justine Martin is a department attorney in the Real Estate practice. She focuses her practice on cooperatives and condominium law. Justine represents luxury, middle-market and affordable housing developers in all stages of the marketing and sales process from inception through to closing. Justine also works with cooperative and condominium board clients as transfer agent.
I work primarily with cooperative and condominium developers overseeing unit and share offerings. I negotiate sale and purchase contracts, option agreements and ancillary agreements including brokerage and alteration agreements, ensuring a smooth process to closing. For our affordable developers, I assist with the various requirements for the marketing and sale, including navigating lotteries, community preference requirements, as well as securing preferred lenders for such projects. I also guide our board clients through corporate restructuring, such as cooperative to condominium conversions and manage the issuance of new ownership interests.
New York City is one of the hottest real estate markets in the world, and the for-sale market remains strong. We will continue to see strong growth in the ultra-luxury market, and affordable for-sale housing will always sell quickly, despite the complicated approval and sales process—something we at Nixon Peabody stand ready to navigate. We will also see a select few cooperative boards undertake major corporate changes. I am excited to be at the forefront of that process.
