Danielle Douglas is an associate in Nixon Peabody’s Community Development Finance group where she works with the Low-Income Housing Tax Credit team, leveraging tax credit financing for affordable housing and community development projects.
I focus my practice on real estate transactions involving federal low-income housing tax credits, tax-exempt bonds, and public and private financing for affordable housing and community development projects. I represent equity investors and syndicators in structuring complex commercial and private real estate transactions on issues relating to the acquisition, development, and operation of projects nationwide, primarily those that utilize tax credits to finance the projects, including tax-exempt bonds, nonprofit and government grants, and federal and state subsidies. I focus on conducting due diligence reviews, drafting and negotiating partnership agreements, and reviewing equity documents ensuring protection of our clients’ interests while maintaining efficiency and effectiveness.
I anticipate an increased demand for affordable housing projects thus creating a natural increase in interest in the LIHTC arena. I look forward to continuing to support our clients in navigating the complex and beneficial nature of these projects.
