    /My focus

    I focus my practice on transaction management, helping clients get to closing with minimal friction. I research and negotiate complex title issues, working to ensure that our clients don’t have to contend with competing possessory interests post-closing. I’ve worked on a variety of transactions across the country involving local housing finance agencies, industrial development agencies, and governmental regulatory bodies. Currently, a substantial portion of my practice involves ground lease acquisitions under the New York City Housing Authority’s Permanent Affordability Commitment Together initiative, an implementation of the United States Department of Housing and Urban Development’s Rental Assistance Demonstration program.

    /Looking ahead

    As the country contends with deteriorating post-war affordable housing stock, state and local governments will develop new programs to incentivize preservation of existing units and low-income unit scarcity will precipitate new government-backed tax credit and subsidy regimes to promote new construction in neighborhoods not historically zoned for residential properties. Renewed focus on increased street homelessness and an aging U.S. population will inspire new initiatives to provide a full array of social services to accompany low-income housing, creating new multi-modal partnerships between developers and nonprofits.

      This article, which covers developers securing $348 million in financing to rehab 87 New York City Housing Authority buildings in Brooklyn, mentions NP as one of the organizations that advised on the transaction—representing a developer joint venture of BRP Companies, Fairstead, and Urbane.
