Introduction
Marcia Middleton has a 20+ year track record of excellence as a paralegal in the real estate development and finance field. She concentrates her practice on projects that generate federal and state benefits through the purchase of various tax credits.
My focus
Tax credits
Most of my work involves handling documentation for real estate projects that use government financing and tax credits, including low-income housing tax credits, renewable energy tax credits, new markets tax credits and historic rehabilitation tax credits.
Workflow
I manage the due diligence process on my projects; review land and as-built surveys, title insurance commitments and policies; review tax code requirements; and draft partnership and loan documents. I also manage the closing and post-closing. Clients know they can contact me to find out the next steps in the complicated financing process.
Affordable Housing and Corporate
Additionally, I sometimes use my experience to support other practice areas including affordable housing and corporate.
Looking ahead
With greater emphasis being placed on renewable energy, I see more opportunities for investors looking to enter this area of the tax credit market to participate in energy projects such as solar, wind and biomass.
