    /My focus

    I represent developers in connection with all aspects of condominium construction and conversion projects. This includes preparing offering plans, exhibits, and no-action letter applications, reviewing construction loan documents and loan subordination documents, and drafting and negotiating contracts of sale. I also draft governing documents for homeowners’ associations and condominiums and coordinate with architects, consultants, the New York State Attorney General’s Office, and the New York City Department of Finance to certify project compliance and completion.

    I previously interned at the Real Estate Finance Bureau of the New York State Attorney General’s Office, where I reviewed offering plans and amendments to ensure compliance with the Bureau’s regulations and policies.

    /Looking ahead

    The worsening climate crisis is prompting world governments to adopt policies to drastically reduce fossil fuel emissions. On May 18, 2019, the New York City Council passed Local Law 97 of 2019 (“Local Law 97”), requiring certain New York City buildings to reduce greenhouse gas emissions. Local Law 97 will affect approximately 50,000 existing residential and commercial buildings in New York City. Property owners, including condominium and cooperative boards, will need assistance navigating the requirements of Local Law 97 and ways to finance any required building repairs or replacements to comply. I look forward to helping Nixon’s clients in this developing area, especially as it relates to New York City cooperatives and condominiums.
