Melissa Araiza represents large institutional investors and equity funds procuring, developing, and financing affordable housing projects across the country in both lower-tier transactions and upper-tier syndications.
Admitted to practice only in Nebraska. Supervised by a member of the firm who is a member of the D.C. Bar.
My focus
In my practice, I have experience drafting and negotiating equity documents, such as partnership agreements and tax opinions, and reviewing due diligence related to tax credit investments, including commercial loan documents, bond documents, and rental assistance agreements. I assist my clients in utilizing federal and state low-income housing, historic rehabilitation, renewable energy, and solar tax credits. I also have experience with exit and portfolio-transfer transactions.
Looking ahead
As the demand for affordable housing in both urban and rural areas continues to grow, I anticipate an increase in new policies and legislation directing the use of low-income housing tax credits (LIHTCs) and other affordable housing programs. I look forward to helping our clients navigate the affordable housing and LIHTC industry as it evolves and contributing to the development of safe and affordable housing throughout the nation.
