Shloka Patel represents clients in commercial real estate transactions, focusing on developments utilizing low-income housing tax credits (LIHTCs).
Admitted to practice in Texas, Shloka is supervised by a member of the firm who is a member of the DC Bar.
My focus
I focus my practice on facilitating real estate transactions involving federal LIHTCs and public and private financing. I work with clients to draft equity documents and conduct the necessary due diligence to ensure transactions run smoothly and efficiently.
Prior to joining Nixon Peabody, I represented public housing authorities, developers, and nonprofit organizations in the construction and rehabilitation of multifamily affordable housing developments utilizing a variety of financing tools, including 4% and 9% LIHTCs, Fannie Mae and Freddie Mac loans, conventional construction and permanent financing loans, Texas Department of Housing and Community Affairs (TDHCA) and local government grants and loans, and ad valorem property tax exemptions.

With the demand for affordable housing on the rise, I look forward to helping clients navigate LIHTC transactions that bring these critical projects to life. Every deal presents its own complexities, but the end result—expanding access to affordable housing—makes the work incredibly rewarding.
