Introduction
Thomas Wu represents real estate developers, owners, and borrowers in acquisitions, dispositions, leasing, financing, and general real estate matters.
My focus
I advise real estate developers, owners, and borrowers through all aspects of affordable housing financing transactions, including rental and homeownership transactions. My work includes guiding real estate transactions from initial documentation through closing, including construction loan financing and permanent loan conversions for new construction and rehabilitation projects. I regularly negotiate loan and regulatory documents, analyze applicable federal, state, and local statutes and regulations, and review title reports and surveys in connection with these transactions.
I previously served as associate counsel for the New York State Housing Finance Agency and as executive agency counsel for the New York City Department of Housing Preservation and Development, where I developed a strong understanding of multifamily and single-family finance transactions from the agency and lender perspectives.
Looking ahead
One trend I have been seeing is an increased interest in and focus on affordable homeownership opportunities. Although rentals remain the industry’s primary emphasis, I expect more attention will be paid to affordable condominiums, cooperatives, and community land trusts.
