Rich Ungaretti’s practice encompasses all aspects of commercial real estate. He represents owners, developers, lenders and investors in acquisitions, sales, leasing, work outs and development. His practice includes the formation of partnerships, joint ventures and limited liability companies.
Today, many real estate deals are large and complex. My work involves managing the process, structuring the transaction and leading the negotiations. Recently, I managed a team of lawyers in negotiating and forming a multi-investor entity. Because the lead investor was a private equity firm with foreign investors, this involved addressing issues pertaining to the Foreign Investment in Real Property Tax Act of 1980 (FIRPTA). We then represented the entity in the acquisition of a sizeable office building in Chicago.
For more than twenty-five years I have advised one of the country’s largest banks in making real estate investments in affordable housing.
I work with privately held developers and owners in acquiring, selling, financing and leasing senior housing and assisted living developments.
I’m following the rising rental rates in various metropolitan areas, the explosion of multi-family rental units and the slow-down of housing starts. I sense that this is about to change and we will see condominium conversions and a renewed interest in home ownership.
