Boston, MA. Nixon Peabody LLP is proud to have advised client 2Life Communities in the site acquisition and development of a new community in Newton, Massachusetts, for older adults in the middle-market.

Known as Opus Newton, the community will include 174 apartments with a variety of floor plans and sizes. Located on the same campus as the Jewish Community Center of Greater Boston, Opus Newton will be connected to 2Life’s existing Coleman House community, and will include gathering spaces, a café, art studio, classrooms, and a fitness center. There will also be patios, gardens, and walking trails connecting residents to campus amenities, and the availability of a Care Navigator Advocate to help residents age healthily in their home.

Opus Newton is designed to meet LEED Gold requirements and Passive House standards, a voluntary standard for energy efficiency that reduces a building’s ecological footprint. Solar paneling will be incorporated into Opus Newton’s design and the project will be built with sustainable and non-emitting materials that protect the health of residents and the environment. The project was financed through the issuance of tax-exempt revenue bonds by MassDevelopment.

“There’s a tremendous need for middle-market seniors housing nationally, and particularly in the high-priced Boston metro market,” said Allen Lynch, a senior counsel in the firm’s Affordable Housing & Real Estate practice. “In Opus Newton, 2Life has combined its decades-long experience of providing high-quality affordable seniors housing with innovation and passion to meet the challenging demand of what some have called ‘the forgotten middle.’ We’re honored to help 2Life in this effort.”

In addition to Lynch, the NP Opus Newton team was led by partner Katie Baynes and counsels Christina Ricotta and Gretchen Sherwood.
