Insights into how the Affordable Housing Retention Act is reshaping the roles of developers, nonprofits, and tenants seeking ownership in NYC.

Erica Buckley, partner at Nixon Peabody and leader of the firm’s Cooperatives & Condominiums practice, joins the Breaking Ground podcast to discuss the Affordable Housing Retention Act (AHRA). Hosted by Brown Harris Stevens’ Stephen Kliegerman and featuring Robin Schneiderman, the episode explores how this amendment to New York’s 2019 rent laws came to be and the new opportunities it creates for condo conversions in the city.

Watch the full conversation on the Breaking Ground podcast.

The episode is also available to listen to on Apple Podcasts.

Earlier this year, Erica published a legal alert outlining the AHRA’s potential to expand homeownership in NYC while preserving affordable housing. The Act introduces strong tenant protections, including rent stabilization, eviction safeguards, and purchase opportunities. It also establishes a framework for eligible projects, nonprofit ownership, and long-term affordability.
